Choose Your Inspection

Four core inspection types, tailored to the property you're buying, selling, or building.

Buyer's Inspection

Understand exactly what you're buying. I identify safety concerns, major deficiencies, and maintenance items, all prioritised with clear next steps so you can move forward with confidence. Delivered in a detailed, photo rich report.

Multi-Unit Inspection

Multi-unit properties come with more systems, more risk, and more to miss. I inspect each unit individually, identifying safety concerns, deficiencies, and costly surprises so you can invest with confidence.

Specialty Services

Stand alone or bundled with any Tide package.

Radon Test

Radon is the leading cause of lung cancer in non-smokers, and elevated levels are common across New Brunswick. I use professional-grade equipment and explain what your results mean, including practical next steps if levels are elevated.

Your Radon Test →

Sewer Scope

A damaged sewer lateral can mean thousands in unexpected repairs. A camera inspection identifies blockages, root intrusion, bellies, and deterioration before they become your problem, with video and documented findings.

Thermal Imaging

Some of the most costly issues, moisture intrusion, insulation gaps, overheating electrical components, aren't visible. Infrared scanning helps reveal patterns that a standard visual inspection can't, with supporting images in your report.

Your Thermal Imaging →

WETT Inspection

Insurance companies and real estate transactions often require a WETT inspection for wood-burning appliances. I inspect the appliance, venting, and clearances, and provide a detailed written report for your insurance provider, agent, or records.

Your WETT Inspection →

Drone Inspection

Steep roofs, tall chimneys, and hard to access areas don't have to go unseen. When conditions allow, I use drone imaging to capture detailed aerial views, giving you better visibility into areas that matter most.

360 Guided Tour

An interactive 360° walkthrough that lets you review spaces remotely and revisit details after the inspection. Useful for out of town buyers, investors, and record keeping.

Frequently Asked Questions

How do I book an inspection?

Book online in minutes, or call or text if you'd like help choosing the right service.

What areas do you serve?

I serve Saint John and surrounding communities. If you're unsure whether your location is included, contact me and I'll confirm.

How does a Multi-Unit inspection work?

Multi-Unit inspections are tailored to the building. I assess major systems, common areas, and representative units based on access and scope, and organise findings to help prioritise repairs and planning.

When will I receive the report?

Reports are delivered the same day in most cases. If you attend for a guided walkthrough, key findings are reviewed on site and the report is delivered later that day or the next morning (depending on complexity).

Can I attend the inspection?

Yes. You're welcome and encouraged to attend for a guided walkthrough so I can review key findings and answer questions.

How long does an inspection take?

Time varies with the size, age, and complexity of the property. I'll confirm an approximate time window when you book.

What's the difference between Buyer's vs Pre-Listing inspections?

They cover the same core systems. A Pre-Listing inspection is completed before listing so you can address concerns in advance and reduce surprises during negotiations. A Buyer's Inspection is conducted prior to purchasing the new home as part of the offer.

What's included in a home inspection?

You'll receive a digital report with photos, prioritised findings, and practical next steps. The inspection focuses on readily accessible systems and components such as roof/attic, structure, exterior, interior, plumbing, electrical, and heating/cooling.
