I inspect hundreds of homes each year across this region. That volume means I have seen the specific issues that affect Southern New Brunswick properties: moisture intrusion from Bay of Fundy fog, aging knob and tube wiring in pre-war stock, foundation settlement in clay-heavy Kings County soil, and ice dam damage along the Fundy coast. Home inspection is not a one size fits all service. The housing stock, climate conditions, and building practices in Southern New Brunswick create challenges you will not find in inspection textbooks written for Ontario or British Columbia.
Regional housing stock varies widely. Saint John's older neighbourhoods (South End, West Side, the North End) feature pre-1950 construction with rubble stone foundations, original plumbing, and vermiculite insulation that may require radon testing. The suburban communities along the Kennebecasis Valley trend newer, with post-1980 construction that brings its own set of concerns: aging roof shingles, EIFS cladding, and undersized heat pumps.
Climate drives specific defects. The Bay of Fundy creates a microclimate across the southern half of the province. High humidity, salt air, and dramatic temperature swings between seasons accelerate wear on roofing, siding, and exterior trim. Coastal properties in St. Martins and Grand Bay-Westfield face different moisture exposure than inland properties in Sussex or Hampton.
Building practices differ by era and municipality. Older construction in Charlotte County often used balloon framing, which creates hidden fire spread paths that a general checklist will miss. Newer subdivisions in Quispamsis and Rothesay follow current NBC standards but can still have installation defects in HVAC, vapour barriers, and drainage. A local inspector recognises these patterns on sight.

Yes. All specialty services, including radon testing, WETT inspections, sewer scope, drone roof inspections, thermal imaging, and 360 virtual tours, are available in every community I serve. Most add-ons are completed during the same visit. Radon testing requires a minimum four-day monitoring period, so a brief second visit is needed for device collection.
